1. How much do the houses cost?
" There are a number of factors which determine the cost of a particular house. If the houses are built on our development then we make every effort to ensure that the costs are standard. Please contact our offices for a more accurate costing for any home that you see. Where possible be sure to state location and house number. "
2. Does the cost include the land?
" Any offer issued by the NHDLC for one of its properties will include land unless otherwise stated. "
3. Can I choose my own contractor?
" No! The NHLDC has a listing of approved contractors from which it chooses. "
4. Would the NHLDC construct a house on land that is already acquired by a customer?
" Yes! "
5. Where do you have land for sale?
" A plot of land could be sold on any given day. With this in mind we suggest that you contact our office to receive the most recent and updated listing for available plots. "
6. What is the price of land?
" The price of land varies depending of the area. We suggest that you contact our office for a more accurate costing based on your area of interest. Be sure to ask about our First Time land Owner Policy which would afford you as Nevisians the opportunity to receive land sales offer for as low as $3.50. "
7. Can the NHLDC swap one plot of land for another?
" No! There is currently no approved policy for the normal swapping of land. "
8. What are the financial institutions recommended for loans by the NHLDC?
" The NHLDC does not recommend any particular institution to its customers but would rather encourage customers to review and analyze the lending policies of each institution since the situation of each client and the policies of each institution may differ. "
9. Can we deal directly with the NHLDC instead of the financial institutions?
" Due to financial constraints we have not fully implemented such a policy. "
10. Can I employ self-help in the construction of my house?
" As this arrangement can lead to confusion, we do not encourage shared labour responsibility. That being said, if it is your choice to take responsibility for a given task, then we will notify you of the savings and that task will be removed from our contract. At the moment, customers are free to exclude the following labour items from the estimate: painting, cabinetry, electrical and plumbing. "
11. Does the NHLDC give any consideration for persons wanting to use their own material?
" Yes! Simply provide us with a listing of materials which you wish to supply and we will gladly accommodate your request. "
12. Can I extend my house after it is completed?
" Any extension/expansion will be subject to any covenants that are noted on your Certificate of Title. Final authorization will be given by the Department of Physical Planning. "
13. Can I paint my house in a colour that is different to those in the project?
" The colours of the homes on any development owned by the NHLDC will be determined by the NHLDC. If a client wishes to choose a colour for a home built on private lands it will be acceptable and further encouraged. "
14. Can I have different windows and doors from those offered by the NHLDC?
" Yes! Any facet of construction can be customized. However, an official request must be made in writing after which a quotation will be given to you, the customer, for an advanced payment. Additionally, if you wish, you can also choose to retain full responsibility for that aspect of construction. "
15. Can I have different cabinet designs and materials from those offered by the NHLDC?
" Yes! Any facet of construction can be customized. However, an official request must be made in writing after which a quotation will be given to you, the customer, for an advanced payment. 16. Is the NHLDC responsible for water and electricity if they are building a house on a lot where I already have one?
" No! Before the property is handed over to the NHLDC for construction thereon, the customer must install the requisite utilities which are water and electricity. Maintenance of these services will remain the responsibility of the customer. "
17. Is the NHLDC responsible for taking water and electricity to the housing project?
" The NHLDC is responsible for the installation of electrical and water mains inside the perimeters of its developments. "
18. Is the NHLDC responsible for taking water and electricity to the completed houses?
" No! The NHLDC is not responsible for connecting utilities to any home that it constructs. These installations are the sole responsibility of the prospective home owner or the land owner as the case may be. In instances where the prospective client is purchasing a completed property from the NHLDC, official authorizations will be given to them to take to the different utility companies to have the requisite utilities connected or installed. "
19. Can I have both 110-volt and 220-volt electricity in my house?
" Currently all homes are wired for 110 volts unless otherwise instructed by the customer. However, in the event that you, the customer, wishes to deviate from our standards, we will provide you with the requisite estimates so that your wishes can be fulfilled. "
